Goodman Commercial has been retained by Desjardins to present the exclusive opportunity to acquire a vacant 27,978 SF (0.64-acre) multi-family development site in Burnaby’s Edmonds Town Centre area.

This three-lot assembly at 7109 18th Avenue and 7358–7376 18th Street offers development flexibility. Buyers can proceed with the rezoning for a proposed 29-storey residential tower; however, the development application, which previously received Third Reading, may need to be resubmitted by a new purchaser. Alternatively, new land use policies permit lower-density wood-frame or rental developments without any inclusionary zoning requirements.

The property is designated for development up to 12 storeys under Burnaby’s new Official Community Plan and the updated Edmonds Community Plan.

Alternatively, a purchaser may proceed with the high-density application in place on the site. The property had previously received Third Reading approval for rezoning from R1 (Residential) to CD (Comprehensive Development District). The proposed zoning allows a 6.15 FSR, yielding 171,965 SF of buildable area, with final approval pending adoption.
