Overview
Prime redevelopment site offering developers the unique opportunity to create a master planned mixed-use village in one of Calgary’s most vibrant and sought after urban districts. This 6.02 acre site, zoned for over 1 million SF of density, is prominently located at the northeast corner of 14th Street NW and 8th Avenue NW in the Hillhurst neighbourhood.
The property is surrounded by greenspace, is steps from a large post-secondary institution, vibrant shopping and amenities, and affords future residents stunning views across the Bow River to downtown Calgary.
Development Concept
Mixed Use – General (MU-1) zoning permits up to 4.0 FAR (1,048,000 SF), with heights up to 35 to 45 m (115 – 148 ft). Development concepts for the site under the existing zoning envision a multi-phase project with a mix of low and mid-rise mixed-use apartment buildings.
Furthermore, the Draft Riley Local Area Plan (LAP), scheduled to be heard by City Council in Fall 2024, proposes a height increase up to 15 storeys on the eastern part of the site, and 12 storeys on the western part.
The existing +/- 75,000 SFF medical office building is currently leased with a demolition clause in place. The building generates material holding income, providing financial stability while plans for redevelopment are finalized.
Location
The location of the site within the Hillhurst neighbourhood in northwest Calgary offers a highly desirable combination of proximity to parks and recreational amenities, along with shopping, dining, and entertainment centered on the trendy Kensington Village district.
This area is characterized by its walkable streets, diverse businesses, and lively atmosphere. Throughout the year, Kensington hosts events that bring the community together and attract visitors from across Calgary.
The subject property abuts the Southern Alberta Institute of Technology (SAIT) campus, one of Alberta’s largest post-secondary institutions with a large on-campus student population. The site is also steps from Riley Park which features an outdoor wading pool and popular trail network, and the Hillhurst Sunnyside Community Association recreation centre.
The neighborhood is well-served by public transportation, with the Sunnyside C-Train station located within a short walk from the subject site, providing convenient access to downtown Calgary and other parts of the city.
The City of Calgary is actively working on streetscape and public realm improvements in the Hillhurst & Kensington area. These improvements aim to enhance walkability, biking connections, park spaces, and overall accessibility in the community. This ongoing initiative demonstrates a commitment to making the area even more accessible and pedestrian-friendly.
