Overview

Prime redevelopment site offering developers the unique opportunity to create a master planned mixed-use village in one of Calgary’s most vibrant and sought after urban districts. Development Concept

Mixed Use – General (MU-1) zoning permits up to 4.0 FAR (1,048,000 SF), with heights up to 35 to 45 m (115 – 148 ft). Development concepts for the site under the existing zoning envision a multi-phase project with a mix of low and mid-rise mixed-use apartment buildings.

Furthermore, the Draft Riley Local Area Plan (LAP), scheduled to be heard by City Council in Fall 2024, proposes a height increase up to 26 storeys on the eastern part of the site, and 12 storeys on the western part.

The existing +/- 75,000 SFF medical office building is currently leased with a demolition clause in place. The building generates material holding income, providing financial stability while plans for redevelopment are finalized.

The location of the site within the Hillhurst neighbourhood in northwest Calgary offers a highly desirable combination of proximity to parks and recreational amenities, along with shopping, dining, and entertainment centered on the trendy Kensington Village district.

The subject property abuts the Southern Alberta Institute of Technology (SAIT) campus, one of Alberta’s largest post-secondary institutions with a large on-campus student population.
