Goodman Commercial is pleased to present the opportunity to acquire a rezoning-approved residential development site totaling 54,047 SF (1.24 acres) in Vancouver’s Cambie Corridor.
Rezoning for the site was approved in principle in September 2024, transitioning from R1-1 (Residential Inclusive) to CD-1 (Comprehensive Development), allowing for a 3.14 FSR and 169,728 SF of buildable area.
Designated as a Unique Site under the Cambie Corridor Plan, the approved development features two residential buildings:
- A 19-storey tower with 143 market condominium units
- A 6-storey mixed-use building with 47 rental units and a 37-space daycare on the main floor
There are no below-market rental requirements. The fully built daycare will be transferred to the City of Vancouver as part of the public benefits package. Both buildings will be supported by a shared three-level underground parkade with 198 vehicle stalls and 374 bicycle spaces.
The development offers a balanced mix of 1-, 2-, and 3-bedroom units, each with a recessed or exposed balcony. Preliminary designs are also available for a higher-density, two-tower concept.
